Where we fit

Where we fit

A brand programme is already under way, and we are not here to touch it. Our work starts where a brand book stops. Once the identity lands, somebody has to put it into the world every week: the precinct calendar, the invitations, the leasing collateral a retailer actually reads, the content, the paid behind an activation, and one place where every enquiry across all seven projects arrives and is followed up.

That is a different job to designing a brand. It runs on a different clock, and it is the job we do. We are on the Gold Coast, we work in days rather than weeks, and when the new brand is ready to go live the channels, the audiences and the tenant relationships will already be warm and waiting for it.

Precinct

Precinct marketing

The work that keeps a street busy. Oracle Boulevard first, then whichever of the seven needs it next.

  • Annual marketing plan
The centre marketing plan for each accounting period, the one the retail leases require. The calendar, the budget lines, what the promotion fund is spent on, and the report back to tenants at year end.
  • Calendar and activations
A signature date, whole strip nights, collaborator dinners, festival weekends and a school holiday programme, produced end to end. Concept, permits and traffic, staging, talent, street dress, ticketing and capture.
  • Tenant collective
One channel for every retailer on the strip. A monthly note, a shared calendar, co-funded moments, and the artwork each tenancy needs issued ready to use.
  • Offers and registrations
A live offers page and event registration on the precinct site, so every campaign has somewhere to land and something to count.
  • Google and reviews
Every listing claimed and kept true: category, hours, photos, phone. Every review answered in the precinct's own voice, within the day.
  • Delegate and hotel partnerships
A standing weeknight offer placed inside the Convention Centre and the Broadbeach hotels, carried by print, concierge cards and a code that counts.
Precinct

Precinct channels

The pieces that keep the people an activation brings in.

  • The precinct journal
A monthly editorial email to the precinct's own list. What is on, who is new, what to book. Written, designed and sent by us.
  • The precinct guide
An annual printed guide to the street, every tenant in it, photographed and written properly. Placed in the hotels, the Convention Centre and the offices above.
  • Precinct gift card
One card, every venue on the strip. Sold through the precinct site, digital to a phone wallet or posted, redeemable anywhere on the boulevard. Corporate and Christmas gifting run through it.
  • Precinct socials
The precinct's own accounts, run as one voice for the whole street rather than a repost of each venue. Sixteen to twenty posts a month, replies and messages answered.
  • Event capture
Photography and film on the night, cut and delivered the same night, so the street is still full of people online the morning after.
  • Print on the street
Posters, window vinyls, table talkers, menus of the street and wayfinding, artworked to the new brand and issued to every tenancy.
Measurement

Measurement and reporting

Foot traffic is the objective, so it gets a number, a method and a monthly report. Nothing here waits for spend.

  • The baseline
Visits, dwell, day and night split and where people come from, established in the first month from public, council and parking sources that already exist. The starting line every later claim is measured against.
  • The monthly report
The same eight numbers every month, one page of numbers and one page of prose, with how each was measured written on it. Built to be forwarded without editing.
  • Attribution
Offer codes, registration to check in, direction requests and database growth, so a send, a post or a night on the street can be tied to people on the boulevard.
  • Aggregate trading
Tenant sales by class of business, where tenants share them, reported in aggregate only and never by name. The measure a landlord actually reads.
The hub

The hub

One connected system for all seven projects. Every enquiry and every subscriber lands in one place, tagged by project, and is written to from that project's own name.

In
  • Website forms and enquiries
  • Event registrations and gift cards
  • Meta and Google lead forms
  • Leasing, residence and berth enquiries
  • Hotel and marina interest lists
  • Google listings and reviews
The hub
One system, seven projects

A group database with a sub brand per project. Shared templates and reporting, separate audiences, senders and sequences.

Out
  • The precinct journal and invitations
  • Leasing follow up, in days not weeks
  • Buyer, tenant and guest sequences
  • Event day texts and reminders
  • Owner alerts when a human is needed
  • The monthly report, per project
Three sizes, one system

A suburban centre gets a monthly note, a true Google listing and seasonal offers. Oracle Boulevard gets the full precinct programme. Marina Mirage gets leasing, hotel and marina interest lists and a launch programme that runs from now to opening, with residence enquiries handed to your agents and back.

Brand

Brand

  • Brand rollout
The new identity applied across every touchpoint it has to live on: sites, socials, print, signage, hoardings, email and event dress. Artwork issued, templates built, the guidelines followed to the letter.
  • Sub brands and campaign identities
A campaign look for a season, a festival weekend or a launch, sitting inside the master brand and handed back as a system your team can run.
  • Brand identity
Word mark, logo mark, typography, colour, applications, guidelines and exports, for a project that does not yet have one.
  • Naming
Naming session, concepts, refinement and rationale, for a venue, a precinct programme or a project.
Print

Print and collateral

  • Leasing collateral
Retail and restaurant leasing brochures, tenancy floorplans and a fixtures and finishes schedule. Print ready artwork and a digital flipbook, built so an agent can send it the same day.
  • Information memorandum
Interactive IM for a project or an asset, designed to brand, print and digital.
  • Hoarding and site graphics
Construction hoardings, scaffold wraps and on site signage for a project in build, designed so the site sells while it is being built.
  • Invitations and event print
Invitations, programmes, menus, place cards and signage for every date on the calendar, to brand, on time.
  • Corporate collateral
Business cards, letterhead, email signatures and a capability statement, drawn from the identity and issued as artwork you own.
  • Print production
Quoted at cost through our printers, or supplied to yours.
Content

Photography and film

  • Creative direction
Art direction, mood, treatment and shot list agreed before anyone picks up a camera. Real people and real tenants, cast for it.
  • Photography
Half or full day on location. Forty to fifty edited stills a half day, eighty to a hundred a full day, graded to one direction. Aerial by arrangement.
  • Film
A hero film of thirty to forty five seconds and a set of short cinematic vignettes that carry a site and a social calendar for months.
  • Event coverage
Stills and film on the night, cut and delivered the same night.
  • Construction updates
A filmed update from site at each milestone, for the buyers, the tenants and the press.
  • Content library
Every asset filed, tagged and shared in one library your team and your agents can pull from.
Social

Social strategy

  • A strategy per project
Each of the seven with its own account, its own audience and its own voice, run to one group standard.
  • Posts
Sixteen to twenty posts a month per account, reflecting the pillars of the project, from the tenants and the calendar through to the people and the place.
  • Captions
Written in the project's voice, considered and consistent on every post.
  • Activation
Scheduled and published by us, so the plan happens without asking hours of your team.
  • Community
Comments, messages and mentions answered within the day, in the voice of the project.
  • Reporting
Reach, saves, follows and what each post sent to the site or the offers page, in the monthly report.
Campaigns

Email and paid campaigns

  • Invitations and EDMs
Designed, written and sent from the project's own name. A first proof in days, not weeks.
  • Sequences
Welcome, event, offer, leasing and buyer sequences that run on their own and stop when a person replies.
  • SMS
Event day reminders, drops and last tables, sent from a verified number in the project's name.
  • Meta campaigns
Paid social behind every activation, leasing campaign and launch. Ad creative, audiences and management, reported by result.
  • Google search
Search campaigns for the precinct, the venues and the leasing, with the listings kept true so the free traffic works as hard as the paid.
  • Ad creative
Stills and cut downs at the size they ship, judged on a phone before they go anywhere.
Website

Website

  • Website design
UI design of a branded website for a project or the group, composed around the tenants, the calendar and the place.
  • Website development
Complete development of the site, including content management, forms wired to the hub, and pages for offers, events, a tenant directory and the gift card.
  • Annual website hosting
Standards based code, free SSL and mobile optimisation, maximising the site's ranking in search.
  • Monthly upkeep
Tenant changes, offers, events and photography kept current every month, so the site never says a venue is open when it has closed.
